How it works

  • Come to Hearth with 1-2 other groups of friends or family that you want to build with, or we'll match you with other interested buyers. You'll each get your own apartment.

  • Hearth finds eligible lots to build on in the neighborhoods you like.

  • Hearth provides you with a building plan that fits on your lot, which you can customize for your tastes and preferences, and submits it for approval.

  • Hearth arranges a loan to buy the lot and build your building.

  • After construction, Hearth does the paperwork to subdivide the building into separate condos that you each own outright, and converts your construction loan into normal individual mortgages.

  • You now own your very own apartment, built just for you! You can sell, transfer, or remodel it just like any other house.

Why it works

  • Apartments are more affordable than single-family houses, but there are few existing apartments in many of the best neighborhoods. New laws in California and zoning changes in most cities make it possible to build new apartments in many great neighborhoods for the first time.

  • When you build for yourself instead of buying a prebuilt house from a developer, you eliminate the need for the developer to take a profit, which lowers the cost of attaining housing by up to 15-20%.

  • When you build a multi-unit building, the cost per unit is far cheaper than building the same number of single-family houses.

  • When you build for yourself, you build a higher-quality house than a developer who won't actually live there.
